Rightmove Launches Latest Phase of AI-Powered Property Search

Rightmove has revealed its latest artificial intelligence (AI) tool, a beta version of a new conversational property search.

In close collaboration with Google Cloud and built with Google’s Gemini models, conversational search is available via the property search bar on Rightmove’s website homepage.

The latest move expands Rightmove’s AI options on its platform, which the portal said is helping more homemovers find agents and properties. It builds on the ‘AI Keywords’ search feature on mobile apps and ‘Style with AI’ that lets people visualise the potential of a property, which both launched back in 2025.

Consumers can simply click the “Use AI” button and start describing, searching and refining in their own words what they are looking for. Initially the conversational search will be open to a limited portion of Rightmove’s large audience, as is customary for any new features.

Alongside the most used search parameters like location, bedrooms and price requirements, home-movers can make a number of more personalised requests. Example searches can recommend areas commutable to specific cities with good access to green spaces, or find properties with solar panels, 10 minutes from the nearest train station.

The tool returns a shortlist of properties that best match their criteria, all drawn from Rightmove’s data assets and live property listings. The AI assistant operates in a chat window on the platform and is in addition to Rightmove’s core search experience.

Tarah Lourens, chief technology officer at Rightmove, said: “We’re constantly innovating to evolve the Rightmove home-moving experience, increasingly using AI to enhance the property search experience by leveraging our leading data, and personalisation capabilities alongside Google’s latest technology offering.

“This latest launch caters to the growing interest in description-based search and will complement our existing range of tools. We believe this will genuinely add value for people moving home and for our partners.”

Maureen Costello, vice president, UKI and SSA, Google Cloud said: “Rightmove’s new AI property search experience is a prime example of how technology can simplify life’s big decisions.

“We are delighted to collaborate with Rightmove as they build with Gemini to create an experience that truly understands user intent. With this innovation, complex searches, such as finding a cottage with a sea view within a 30-minute commute, become faster, easier, and more engaging.”
